Good News! The Building Committee, after prayerfully considering five (5) applicants for General Contractor, interviewed three (3) finalists, and selected Redden Construction to build Phase I of our project. Phase I includes a Multipurpose Building that will be our interim Worship Center and will also include adult classrooms, a kitchen, bookstore/library, and Café/Coffee House. The Preschool Building will house Sunday School classrooms as well as our proposed Preschool/Daycare operations. A major part of Phase I will be new driveway entrances to the property, paved parking lot, landscaping, all site work, and roadway improvement of Ellsworth Road depending on the Town’s schedule.
Over the next several weeks, Redden, AVR (our audio visual consultant), and Owner’s Rep will work with our Architect to fine tune the designs and incorporate all of the unique requirements from the Town of Queen Creek. They will develop Design Documentation drawings, select materials, finishes, fixtures, and colors and then create Construction Drawings that will provide all of the details for construction of our buildings.
Speaking of the Town, our Design Review Application has been submitted to the Town of Queen Creek for their review process. After their review, they will meet with our team and work out the details for building on our site. Once these negotiations are complete, the application will be forwarded to the Planning & Zoning Committee for their review and approval and then to the City Council for Design Review Approval. We also submitted a Conditional Use Permit Application that will allow us to operate our Preschool and Daycare. Review and approval of this application will run in parallel with the Design Review application. Meetings with the town will take place over the next couple of months.

The Building Committee and Technical Team has been very busy the last several weeks. Requests for Proposal were sent to three qualified Sound, Lighting, and Video consultants to propose designs and bid on constructing the systems for our new Multipurpose Building. After review of the proposals, and a very long productive meeting, the Tech Team selected AVR as our consultant. AVR has many years of experience in the Valley and has done numerous churches. They will now begin working in earnest with the Tech Team and our architect to create and fine tune the design. It will be a busy summer.
Requests for Proposal for General Contractors to build our Multipurpose and Preschool Buildings were sent to five very qualified and reputable firms in the Valley. The proposals were reviewed and the Building Committee met with our Architect and Owner’s Rep to to screen the candidates. Three firms were “short listed” to interview with the team on Saturday, May 3, 2008. Since the interviews, the Building Committee has been calling references and doing “due diligence” on the candidates. A meeting will be held May 14th to select the General Contractor to build our project. He will begin immediately working with the Architect and Owner’s Rep to perform preconstruction services and value engineering as the building designs proceed through the Design Documentation Phase.
Meanwhile, Ted Harris has been working with the Architect, Owner’s Rep, and Landscape Architect to finalize the landscape design for our campus. Once the finishing touches are completed, and the Site Plan finalized by our Civil Engineer, the Architectural portions will be added to the package and it will be submitted to the Town of Queen Creek for review and comment. Once the design is approved by the Town, construction drawings will be created and submitted for review and processing toward issuing a building permit.

Interviews with potential Sound/Lighting/Video (A/V) consultants were completed during the month of March. A comprehensive specification was created by the Tech Team that details what we would like our sound, lighting, and video system to be like. Requests for Proposal (RFP) were sent to each candidate asking them to provide us with estimated costs to design and build the sound and video system for our new Multipurpose Building. Their proposals are due April 11th and the team will choose a consultant soon after that.
RFP’s to prospective General Contractors were issued March 28th. The General Contractor that is selected will work with the Architect during the balance of the design process to provide recommendations on build processes, materials to use, and cost effective design ideas. This will allow us to pull together a design team and a design that will be the most cost effective possible, yet meet all of the priorities established by the Building Committee that fit within our budget. The interview process for the General Contractor will be conducted during the first three weeks in May.
Meanwhile, the Architect and Civil Engineer are putting the finishing touches on the Application for the Town of Queen Creek. Various engineering reports have been created, the site plan has been updated with the latest requirements from the Town Planners, the building floorplans and elevations have been finalized and the submittal is planned for next week.

The Architect and Civil Engineer are completing engineering reports, site plans, landscaping plans, and drawings to pull together the formal Site Plan Submittal to the Town of Queen Creek. Along with this formal submittal will be a request for a Conditional Use Permit that, when approved, will allow us to conduct Daycare and PreSchool in our new Children’s Building. Following formal submittals, we will host neighborhood meetings to inform our neighbors about our long range plans and show them our drawings and let find them find out who we are. Watch for the signs that will soon be posted announcing our project and the meetings.
Meanwhile, the Tech Team has been busy interviewing potential Design Build Companies to design and install all of the audio, video, and theatrical lighting in our Multi-Purpose Building. Once an AV company is identified and begins working with our architect, we will begin the selection process for the General Contractor that will build our new buildings and develop our church campus.

Project activity has been busy since our December Pre-Application meeting with the Town of Queen Creek Planners. Our Civil Engineer has been working the various issues identified by the Town Engineers that will need to be addressed before the next formal submittal. A Traffic Impact Analysis and Study was commissioned with a Final Report due mid month. This Study will help determine the final design of Ellsworth Road and provide critical data to the Town Planners for traffic control and access to our property. Schematic Design for both the Multi-purpose Building and the Pre-School Building has been approved by the Building Committee which freezes the building footprints and allows the Architect to firm up exterior elevation designs. Interviews have begun to select the sound, lighting, and video design consultant who will help us design those critical components of the new worship spaces. The next major milestone will be formal submittal to the Town to begin the Design Review Process toward Planning and Zoning approval and then Town Council design approval.

A successful sumbittal for our Pre-Application was filed with the Town of Queen Creek on Monday 11/26/07. This is the first official step for our project with the Town and officially advises them that we are planning to build a church campus and what we think it will look like. A Planner for the project has been assigned and a Pre-Application meeting with the Architect, Civil Engineer, and Project Manager is scheduled for the third week in December. During this meeting the City Planner and City Engineer will outline for us everything the Town of Queen Creek will be requiring for the project including: sewer, water, electicity, street width, parking, drainage, storm water retention, and fire lines. Additionally, they will provide a critique of the Master Site Plan and Civil Engineering plans provided to them with the submittal. The outcome of the meeting will set the course for the Schematic Design Phase of the project.

The Multipurpose building has classrooms and an indoor/outdoor cafe and will be able to serve a variety of functions and hold over 300 seats for worship or 212 seats at tables for functions. The daycare will be able to serve over 400 children and their families in full-day, part-time and before/after care programs!

At last nights meeting Kyle delivered new drawings for the site plan, school, and multi-purpose building. Kyle also gave us renderings of the two buildings. These drawings and renderings will be shown at the dinner this Sunday.
We are moving ahead with the pre-application process. We have the topo survey completed, we have the master site plan, and we have the civil engineer working on the perliminary grading and drainage plan. We are planning to submitt to the city within the next two weeks. After the city does their review and gives us their requirements we will be able to do more on a design.
The building committee is looking foreward to your feedback on the drawings. Remember these are not the final drawings, the final drawings are yet to be determined. There are many issues to be determined and each issue will be addressed as we continue with the design process. If you have an issue you want to have input on please write the committee a note, a note will make it easier for the committee to track all issues and sort them out. We on the committee are committed to look at all ideas and information.
At the proper time sub-committees will be formed and asked to gather information for us and the Architecuit. We want to build this Church per Gods specifications.

The building committee met with the Architects, who presented two master plan sketches, one plan was picked to be used as our master plan. We then picked the multipurpose building and the pre-school as the two buildings to be built first. There were several questions the Architects needed answers to for the design to move ahead. The answers about the pre-school were to be answered by the pre-school task force. The decision was made to have a catering kitchen in the multipurpose building. I will not go into all the dicussions but I will say there were a lot of ideas explored in the process.
There is another meeting scheduled for Tuesday 10/2/07 to take a look at the first run design for the pre-school. This is what the Architects have come up with from what information the task force gave them. This drawing is only a floor plan.
There will be another meeting in about 2 weeks for a look at the multipurpose building floor plan.
After we decide on a floor plan the Architects will start on elevations of the buildings.
We will have the property surveyed in the near future. This will then help get the civil drawings started.
